Because of these relationships, the referral of business to any of the companies listed may provide us, the Related Parties noted herein and/or our investors, a financial or other benefit.

 

LIFETIME HOME LOANS is a mortgage broker and performs mortgage origination services.

RE/MAX Associates is a real estate brokerage.

Metro National Title Associates is a title and escrow service company.

Gold Insurance Solutions of Utah is an insurance broker providing personal and business insurance coverage.

 

You are not required to use the listed providers as a condition for settlement of your loan, purchase or sale of the subject property, settlement of title or escrow services, or personal and/or business insurance. THERE ARE FREQUENTLY OTHER SERVICE PROVIDERS AVAILABLE WITH SIMILAR SERVICES. YOU ARE FREE TO SHOP AROUND TO DETERMINE THAT YOU ARE RECEIVING THE BEST SERVICES AND THE BEST RATE FOR THESE SERVICES.

 

ACKNOWLEDGMENT: I/We have read this disclosure and understand that LIFETIME HOME LOANS, RE/MAX Associates, Metro National Title Associates, LLC and/or Gold Insurance Solutions of Utah may recommend us to utilize the above described Affiliate(s) for the services described and may receive a financial or other benefit as a result.

REAL ESTATE MANAGEMENT OF UTAH, LLC d/b/a RE/MAX ASSOCIATES and its affiliates:

These companies provide Real Estate Brokerage Services.

 

3 – 10% of sales price of the property depending on multiple factors including type of property, transaction side, services, region and transaction structure. However, commissions vary per agreement with each customer and may be negotiated, in whole or in part, as fixed amounts, such as a fixed amount in lieu of all or part of a percentage, or an amount such as $100 – $1000 in addition to a percentage.

In addition, referral commissions vary, but are generally paid by a real estate broker as a percentage (approximately 25% – 50%) of the real estate broker’s commission on a transaction side.

LIFETIME HOME LOANS:

LIFETIME HOME LOANS provides mortgage origination services

LIFETIME HOME LOANS performs mortgage origination services on behalf of its affiliated Member Lenders and/or Mortgage Brokers, including taking borrower applications, verifying information, etc.

The Member Lenders and Mortgage Brokers have agreed to pay a fee ranging from 0.25% to 2.5% of the loan amount to LIFETIME HOME LOANS in connection with a range of loan origination services provided by LIFETIME HOME LOANS to the Member Lender/Mortgage Broker. The fees are paid directly to LIFETIME HOME LOANS by the Member Lender/Mortgage Broker and NOT BY YOU.

In the event LIFETIME HOME LOANS is your Mortgage Lender, the fees referred to in the next section may apply.

Loan Origination Charge 0 – 3.00% of loan amount (may include 3rd party fees)

Loan Discount Fee/points 0 – 5% of loan amount

Application/Processing Fee $0.00 – $950.00

Flood and tax service: $0.00 – $95.00

Underwriting Fee: $0.00 – $1,200.00

Document Review Fee: $0.00 – $500.00

Appraisal Fee: $0.00 – $850.00

Credit Report Fee: $0.00 – $65.00

Actual charges may vary according to Lender selected by the borrower, the particular circumstances of the underlying transaction, Borrower elections, etc. Some or all of these fees may be incurred by third-parties of the Member Mortgage Lender/Mortgage Broker.

The loan discount fee/points are affected by the note rate. Depending upon market conditions, the loan discount fee/points may be higher to adjust for below-market rates.

2 There are other charges imposed in connection with mortgage loans. In addition, a lender may require the use of other service providers, including but not limited to any attorney, credit reporting agency or real estate appraiser chosen to represent the lender’s interest. If you apply to any of these companies for a loan, you will receive additional information regarding anticipated charges.

The fees are paid directly to LIFETIME HOME LOANS by the Member Lender/Mortgage Broker and NOT BY YOU.

In the event LIFETIME HOME LOANS is your Mortgage Lender, the fees referred to hereinabove for Member Lenders or Member Brokers may apply.

METRO NATIONAL TITLE ASSOCIATES, LLC:

This company provides title, closing and escrow services

Settlement Fee: $375.00

Recon Tracking Fee: $95.00/each

Owner’s Policy: $TBD

Other fees may be charged as is customary in the title industry.
